Yeah, I agree, I would stay far far away from overselling, but there's another thing you have to consider. It takes a lot more work to get a customer in a non-overselling business model. You won't make as much money, but like another said, you'll earn more respect. It's hard to convince the consumer that non-oversold is better. They just see numbers, 500 is bigger than 5.

Overselling is a sales strategy that works. Many experienced people will not trust a host that sells. However, most people who are not that experienced will think that they are getting a good deal so they are more likely to want to host their site with you.
My advice is this: don't talk the talk if you can't walk the walk. We all know that 'unlimited' really means unmetered, i.e. as long as your not crashing the servers. If you feel your servers can take the pressure and you can offer quality service then why not use the sales tactics of offering "unlimited features"? Technically, you will be overselling, but as long as you keep your customers happy it won't kill your rep.
