If going for a loan is necessary, we may prefer mortgage first as the interest rates are low and having other tax benefits than any other type of loans.

Mortgage or home loan. A very very good opportunity to avail. A roof on your head, why pay rent then ? it is just a waste of money. You are stuck for sure for few years but patience is worth it. I would suggest that if someone is planning to live in the house and not using for investment then that person should take out the loan for 10yrs max.
